Buying a property with All Saints Conveyancing is much easier. We make sure that you are well aware of the contract and the buying process, we advise you on the vendors details and confirm that you are not related to the sellers in any way.
We also advise you on the Agent noted on the Contract and If any other agent introduced you to the property. We make sure that your your full legal name and ensure your loan documents (if finance is involved) corresponds with this name.
We also confirm you can purchase the property as Joint Tenants, Tenants in Common or Sole Tenant.
We also confirm the property address  and we advise exactly what you are buying for example if you are purchasing a house and garage. We also confirm the inclusions for example the blinds, built-in wardrobes, clothesline, dishwasher, fixed floor coverings, insect screens, light fittings, range hood, stove, air conditioning, bookshelf in upstairs bedroom or cupboard in laundry.
We advise you if the property is being sold with Vacant Possession. This means that the sellers must provide the property to you on settlement day without anyone occupying the property.
We talk to you about the sale of the property if it is or not a “taxable supply”.  We advise on the land tax if it's payable.
We advise on the cooling off period is not applicable or applicable or if the Property is sold at a public auction as the Vendor requires a Section 66W Certificate to be provided to waive your cooling off entitlements.
We advise on the Council’s restrictions (if any).
We advise on the Sydney Water drainage diagram attached to the Contract.
and STAMP DUTY, FINANCE AND TAXATION ASPECTS OF YOUR PURCHASE.

1 – Preparing the Contract for Sale The Contract for Sale needs to be prepared and contain all the relevant information supplied to the buyer.
2 – Contract Exchange Once a finalised Contract has been agreed upon, it is time for the exchange of contracts. Stage
3 – Settlement The final stage involves the discharge of the title from the vendors mortgagee to the buyers mortgagee. We as conveyancers will help discharge the mortgage on your behalf.
